Land Area 3.7 Acres = 161172 sq feet
According to MDDA by law Max FAR is 1.5 times ( max constructed area ) = 241758 sq feet

This is achieved by the speed of the formwork system, the reduction follow on trades, and the ease of finishing the surfaces.
